Colorado real estate laws and rules have further merged, fused, confused, and co-mingled the inherent conflicts of interest between the seller-side and the buyer side of real estate. From all this, consumers have a growing need for the professional PROTECTION, NEGOTIATIONS, ADVOCACY, AND REPRESENTATION that only true exclusive buyer real estate companies provide.

Here is the list of COMMON TERMs and our consumer client’s definitions of these same terms. (These are not legal definitions but these are the definitions that our clients commonly give to these terms; and yes, there might be a bit of our definitive observations about some of these terms too.)

Following this dictionary of COMMON TERMS is a list of standard CREC (Colorado Real Estate Commission) most commonly used Forms and Contracts. MOST COMMON TERMS USED IN RESIDENTIAL HOME PURCHASING IN COLORADO:

Agent: Usually this term “agent” is thought to be a licensed real estate person authorized by and employed by either a real estate Buyer or Seller to represent the interests of that employing Buyer or Seller. (In Colorado there are few agents anymore, since the REALTOR organization has passed legislation making most Colorado real estate licensees “transaction brokers” with no fiduciary-agent duties to either Buyers or to Sellers. See “transaction brokers” below.)

C.A.R.:(Colorado Association of REALTORS). To our clients and to us, CAR is the controlling body of our CREC (Colo Real Estate Commission). CAR selects the majority of the Members of CREC, making our State like most of the others where the fox (the REALTOR) is controling the henhouse (the Consumer).
