Home Buying Tips
|
|
|
|
|
The
first tip to buyers: BE CAREFUL WITH YOUR
INFO.
The second tip to buyers: Write out a
list of questions for your self to answer about
buying a home. You should also make a list of
what you are looking for in a property, here are
some questions to help start your list:
-
Where do I/we want to live? Why?
-
What kind of home do I/we want? A condo,
town home, duplex, ranch, tri-level,
bi-level?
-
What do I/we need in my/our new home vs.
what do I/we want in my/our new home?
-
What do I/we value as features?
-
What is a comfortable monthly payment for
me/us?
-
What is my credit score? How do I get that?
It requires giving either a realtor or a
mortgage broker your social security number,
address, and phone number. Make sure that
you are comfortable with the people you give
that information to.
-
Who do I choose to help me in the home
buying process? An exclusive buyer agent or
a traditional REALTOR®?
-
What do I want in and from my real estate
agent? Some one who listens, acts, and works
for me/us, and only mine/our interest.
-
When you are serious about looking at homes,
and purchasing, be careful with this
information. NEVER give your top three
benefits or your desired real estate
features to any real estate agent unless
that agent works at one of the growing
number of Exclusive Buyer Only Companies
where undivided loyalty and confidentiality
is given only to Buyers.

 |
|
|
Make sure to have
a list of questions to ask of the realtors you interview.
You are hiring them to work for you, not the other way
around, so be sure you are spending your time and money
wisely, with a REALTOR® who works for you.
SOME ADDED TIPS
INCLUDE:
-
Selecting a
real estate Company and Agent that is always on your
side.
-
Avoid being
steered by listing agents to their Company listings.
With an EBA you are guaranteed to have a wider selection
of homes, and will save money on the purchase.
-
Hire an
Agent/Team who shops loan-programs and lenders that
benefit YOU; Be sure to get a real estate Company that
offers YOU a unilateral withdrawal clause from their
employment Contract.
-
Hire an agent
who is skillfully trained to point out WEAKNESSES of
properties as well as their strengths. Always ask a lot
of questions; and read those Books mentioned in our
“FREE CONSULTATION” section.
-
Familiarize yourself with the area in which you want to
buy a home – there are some links in our Tools and
Resources page that will give you an idea of what Denver
and Denver-Metro has to offer.
-
It’s important
to remember that Denver is the “high desert.” Which
means we are a mile high, and very arid. So, there is a
period of adjustment and acclimation to the weather and
altitude.
-
Be aware that
Denver does receive snowfall during the late fall,
winter, and early spring, and some rain from time to
time. The temperatures remain mild, but Denver certainly
does have definite winter season. The upside is that
Denver has an average of 300 sunny days per year.
-
If you seek a
city with culture, Denver can provide you with a myriad
of museums, art galleries, and a variety of ethnic
influences. As an international city – perhaps the
international city of the mid-west, Denver attracts a
wide array of people, and shows off its international
influence all over town.
-
Aside from
museums and galleries, Denver is home to several
professional sports teams: The Denver Broncos (NFL), The
Colorado Rockies (MLB), The Avalanche (NHL).
-
Outdoor
activities abound. Whether it’s skiing, biking, hiking,
running, golf, tennis, or just about anything except
going to the beach, you will find a place to do it in
and around the Denver area.
